The La Sorpresa farm has a total area of 422 blocks, with an undulating topography and slope greater than 25%. It has permanent and direct vehicular access through a cobblestone road that connects with Jinotega. It has a coffee growing area of approximately 50 blocks, a forest area of more than 150 blocks, with wood and non-wood trees, such as Areno, Robles, Guayabo, Roblecino, Laurel and Walnut, it also has more than 180 blocks of Tacostals or rustic areas without agricultural use, and about 14 blocks of scattered building areas, the vast majority in poor condition or disused, wet coffee mill, water storage pile, drying patio, electric plant shed, office/ warehouse, farm house, camp, kitchen, and 52 workers' homes. 4.2 m road for entry or vehicular access to the plantations and living areas, with an approximate length of 10 km. It has 4 permanent natural water sources called Piedra de Agua, Los Magos, Los Chavarria and Quebradon.
