This property has no home on it yet. But the land does have two new water tanks that together offer a capacity of 5000L reserve, they are in a new shed at the top of the property that I installed in 2021; the water line is from a spring above the village.

Aside from the large cistern of spring water and beautiful views, the black volcanic soil for gardens and the abundant native rock for building are the top advantages of this land on Lake Atitlan.

This lot is approximately 2400 sq. meters and is located just a couple minutes outside the village of Jaibalito, at the foot of the mountain; it has many older, tall trees for shade, and the other half has the sun for gardens and the option to install solar panels. The entrance area is flat with a lot of avocado trees and has a great view of the lake. The upper section of the land has even better views of the lake.

It is a good space to develop a permaculture landscape with a mixture of large gardens, or a sustainable private retreat with views of the lake. In 2021, a new fence was installed surrounding the lot.

There is no electricity yet on site, but when the water pipe was buried in a trench another pipe was added for pulling electrical cable to the top of the property - That said, I recommend solar... Yet, there is the option of electric hookup less than 50 meters from the entrance. The estimate I received from a local electrician was about $600.

The land has many avocado trees, cypresses, jocote and different varieties of bananas that are steadily producing, there are also orange trees and raspberries, various orchids and ferns. The soil is deep black volcanic earth.

The land has access from a public path; the maximum length of the property from the entrance of the property from a public path - to the top of the property is about 100m, it measures about 45 meters maximum width at the widest section. There are neighbors on 2 sides of this lot. *Some photos included are showing the nearby neighbors.

The distance to walk from the public dock in Jaibalito is about 8 minutes. There are no cars in this village called Jaibalito, only a couple TukTuk - (2-minute walk using TukTuk partway)

* Thus village access is only by boat and lake, the village population is about 5-600.

* The land is at the base of the mountain so it's possible that rocks can roll down from above; some specialized fencing and/or digging a deep trench along 20m of the top border is a good solution.

* Note: The picture of the round stone structure, and other homes pictures is what neighbors are building with the local stone; the land I am selling has an abundance of stone.
