According to the geographical location of the land, it is located in Protection Zone, whose regulations are transcribed in
textual form:

Article 13. Protection Zone (ZP):
This area corresponds to the location outside the G.A.M. Urban Care Ring, to the margins and canyons of the rivers and to the
the Forest Reserve Zones decreed by the Ministry of Agriculture and Livestock.
1. Permitted Uses and Requirements:
The area covered by the " Forestry Reserve of the Cerros de Escazú and Cerro Las Palomas artificial " will be governed by the Regulations
Ministry of Agriculture and Livestock.
Segregations may be given only in front of existing public paths at the date of adoption of this Regulatory Plan and with
a minimum front of 20,00 meters.
Construction permits were subject to the existence or provision of minimal services in the area.
The following constructions will be allowed:
1.1. Housing for use by the owner, other necessary for use and service of the estate.
1.2 Related to local agricultural activity.
1.3 For state services
1.4 Infrastructure for national or municipal service networks.
1.5 Country clubs, hotels, multifamily projects, local worship services, commercial and professional, establishments
private education and international organizations.
1. Location: in front of national or local network routes, the latter at the discretion of the Municipality and the Directorate of Urbanism.

- main facade: less than 12 meters or 3 floors. Greater heights may be accepted as long as they meet withdrawals

3. Minimum (lateral, front and rear):
Constructions with heights below or equal to 12 meters or 3 floors should leave 20,00 meters. For constructions with
heights greater than the previous ones, additionally at the 20,00 meters indicated you must leave 10,00 meters additional for each
floor in excess.

Buildings for the uses accepted in paragraph 1.5 will be made under strict control of the impact it can generate in the area
where they were installed, providing the necessary judgment elements to evaluate such impacts, and should be provided as
minimum the following:
- Environmental impact study approved by MIRENEM, paying special attention to the effect that could originate the movement
and the opening of access roads.
- Flood drainage study, for water retention to minimize soil erosion process and increase
runoff, duly approved by the National Electricity Service (SNE).
- Water drainage study served with a type of solution to minimize pollution through a plant
treatment, authorized by the Costa Rican Institute of Aqueducts and Alcantarillados. Ministry of Health.
- Analysis of the vocation of soil, at least 50% of the use defined by the vocation of the soil must be maintained according
with the existing pattern at the time of beginning to build.
- Analysis of the availability of labour in the area where the building will be installed to ensure that it will not be entered
competition with agricultural labor.
The uses indicated in this subparagraph may be given as long as there are no special restrictions that prevent any type of
construction
