Land Producer of Cacao in Pocosol, District of Cutris de San Carlos, Costa Rica.

Located in Morazan de Pocosol, District of Cutris de San Carlos.

Extension: The estate has an extension of 98 total hectares where the following is:

A) Cacao with 48 sown hectare, of which the first female sown was in the year 2010 and the last lot was sown in 2020. To date there are 48,760 planted trees.

B) In the year 2024 approximately 2.5 cocoa hectare will be sown.

C) In addition, there are 3 additional females to be sown in cocoa, which will be sown in 2025.

D) Wooden trees in the linderos of the farm (gallinazo).

E) The rest of the estate is in forest, which is the protector of the water (Lagunas and Riachuelos) of the estate.

The farm has two activities that are the planting and production of cocoa, additional to the conservation of forests and streams.

Some of the cocoa plants have a drip irrigation system, unique in the country.

The cocoa farm has 21 high production clones, with productions estimated by clone of 2.5 kilos per tree per anus, some resistant to Monilia, others with 80% resistance to Monilia. In the clonal garden there are 50 trees per clone distributed as follows:

TSH 565-ICS 39-ICS 95-ICS 1 ROJO-ICS 1 VERDE-ICS 40-ICS 6-ICS 1-IMC 67-UF 13-UF 654- UF 29-UF 613-UF 296-PMCT 58-CCN 51-B1-R1-R4 and R6.

Our cocoa beans have been in Le Salon du Chocolat, Paris, at the events of 2013, in which we obtained a recognition of being one of the top 15 fine cocoaes in the world, also took part in 2015 and 2019, where we obtained a recognition, at both events, of being one of the top 50 cocoaes in the world. By 2018 great achievements were obtained as they were: Gold Medal at the Asian-Pacific Chocolate Contest 2018, Taiwan, where one of our customers from South Korea won that award with our cocoa, 4 place in the Mesoamerican Cocoa Competition in Mexico, Direct Trade Certificate of Rausch and one of the best qualifications obtained in the evaluation of our client Costa Rican Cacao Products S.A. In 2024 the 6th place was obtained in the SICACAO contest in Antigua Guatemala and a customer of ours, who makes chocolates, obtained ORO using our cocoa. Our cocoa also obtained the CLEAN & FAIR certification.

Additionally its Cadmio level is 0.17 mg/kg.

Houses. There are 2 dwelling houses with all services (SAADA water, COOPELESCA electricity and telephony), one located at the entrance of the farm, and the other called CHOCOLANDIA in the part of cocoa where the nurseries are.

The project has:

1) One (1) drying oven, with 3 arms, which works on the basis of the canvas,
2) One (1) drying oven, with 2 arms, which works on a canvas basis.
3) Eight (6) series of drawers, in wood, of cacao fermentation. Each series of drawers has 4 levels. The average cacao capacity in baba, per cajon, is 750 kg.
4) 550 mts2 of areas for cocoa drying to natural (living type with plastic).
(5) In addition, there is an establishment under a roof of 800 mts 2 dedicated even a collection center.
6) Warehouses for cocoa, warehouses for equipment and fertilizers, in between.
7) Water pump, irrigation equipment and podas, spray pumps, among others.
8) One (1) Chapulin of 30 HP, with its carts and
9) One (1) Cuadracycle with its reel.
10) Semi-automatic equipment for the cutting of cocoa bushes.

The farm is sold with all the above, cattle, equipment and facilities.
