Location/
ISLA CAÑAS (16 km long). AZUEROS PENINSULA. 'PEDASI-PLAYA VENAO SECTOR'
/POSSESIVE RIGHTS Type of Property
Description of the locality/
Continental island of sedimentary type. Major ecological attraction due to the intensive nesting of marine turtles. Tourist development combining agro-tourism and ecological attractions.
PROPERTY DESCRIPTION/
Were you looking for an exceptional place to escape the harshness of winter!? A personal retreat immersed in the most complete luxuriance of tropical Nature…!? Look no further — you’ve found your own piece of paradise! Ocean breezes filter all day long through the rustling of palm leaves. You bend down to pick a fresh papaya and a few citrus fruits to brighten your morning fruit cocktail, after returning from a swim on a deserted beach that stretches for kilometers — the only company being the vertical flights of pelicans overhead and their shadows on the sand, gently reminding you that it’s “about noon”… Soon you’ll have to leave the hammock! …
...............................!
Beyond this exceptional natural retreat, you are located in a unique biological corridor (one that the Panamanian state protects, having granted it the status of a protected wildlife zone). At different times of the year, huge numbers of bird species pass overhead. Then come whales, dolphins, and migrations of rays in the surrounding waters. And the great natural highlight: the arrival in September of the marine turtle nesting cycles. This is a rare nesting event — few places on the entire American continent see anything like it! Three species visit the island: the critically endangered Hawksbill (carey), the Green turtle, the Black turtle, and occasionally the massive and ultra-rare Leatherback (called “Baula” or “Tres Canales” in Spanish) still approaches the island.
Your “contemplative phase” of the place is over — or perhaps you’d like to combine it with an on-site commercial activity!? Nothing stops you from doing so. In addition to the existing income from harvesting coconuts (!the Coconut grove is a true beauty in itself,, freshness guaranteed any time of the year)and other fruit trees, you can add an “eco-tourism” component by building a few extra individual thatched bungalows, then bringing small groups from the mainland to sleep on the property and witness live the turtle egg-laying cycles and the hatchlings’ dash to the sea during the 6 months season event. A dedicated tourist complex nearby already focuses on this activity while promoting the ecological aspect of the area.
! Isla Canas is the Ocean of tranquility that some wish to reach after living all week long in the buzz of playa Venao on the other side of the cliff ‘la Sahina’...As any island the fact that it is offland guarantees you that the summer crowd won’t come and disturb you at any given time of the season. Your tranquility is sure to stay well preserved. But at the same time, the fact that the Island provides basic health alimentary security ressources, assures you you are not completely cut off of human especie!
- Amenities inside the property (in brief)
Independant w/c
Outside shower
Solar power
Running water (via community aqueduct)
Septic tank
Numerous fruit trees + flowering plants
Private boat entrance on the esturine side
(*not completely sure yet, but we are thinking of leaving a boat ((small yate..will just need a motor)) and dune buggie inside this package dea))
! For your peace of mind:
Once again, we may have given the impression that you were cut off of everything and isolated completely a deserted island. Even if you will definitively have this impression from timecto time, in reality, there is a small community of about 200 people living in a village (with a health center, police station, primary school, church, etc.) less than two kilometers from the property. This allows you to do your grocery shopping and we get basic necessities, as well as have access to local labor whenever you decide to expand certain aspects of the current project.
(Solar power, running water via aqueduct, septic tank, fruit trees + flowers)

!! One last word on Possesive Rights.
Land in Panama under this legal type do not pay taxes. Have less, if no building restrictions. Are usually less expensive. Most of sea fronts or island properties are under this legal regime. Although each possesive right locality has it's own status, historicity in the Republic, in the case of Isla Canas, the possesive rights were firmly established and endorsed in 2002 during the Mireya Moscoso government, inside the Agrarian Reform program. In recent years, discussions aiming cadastral title procedure have been gaining momentum with concerned political actors.
In any case scenario, the acquisition of this property should be mostly envisionned by a profile of investors, foreign residents, that are pursuing a project or seeking durable presence in the Island. With the idea of a potentially higher capital gain upon final obtaining of the cadastral titles, suited for a more forward-looking/prospective investor profile.
